Selective Demolition Downtown Nashville

Tiny's Demolition & Recycling completed selective demolition on a five-story building at 200 Broadway in downtown Nashville, preserving two street-facing exterior walls while clearing all remaining structure and interior components. The building's age, condition, and tight downtown footprint called for a methodical, highly technical approach from start to finish.

To keep the preserved walls standing throughout the project, Tiny's crews built a steel exo-skeleton scaffolding system paired with interior shoring across all five floors, protecting nearby structures, vehicles, and the public. Demolition moved top-down starting at the roof, with crews working from swing stages to remove brick by hand along the north and west walls. Material was lowered using crane-operated floating skip-pans, with many of those crane moves carried out blind and guided entirely by spotters due to the limited clearance around the walls being saved.

Partway through the brick removal, the team identified movement in the roof joists. Rather than push forward on the original plan, crews relocated the swing stages to the fifth floor and adjusted their sequencing to keep the work safe without losing momentum. In total, around 170 pallets of brick were hand-cleaned, stacked, and wrapped for preservation, with 110 pallets set aside for use in the building's reconstruction.

The final phase brought the project underground, with basement excavation reaching 14 feet using Brokk robotic units fitted with rock drill attachments alongside excavators equipped with rock grinders, opening up the space needed for a new elevator shaft and mechanical systems. The result was a technically demanding urban demolition executed with precision and adaptability from top to bottom.
