Tiny's Demolition and Recycling completed a complex interior demolition and excavation scope inside an occupied urban retail building, working under some of the tightest access and visibility restrictions the team has encountered. The project began as a full white-box demolition of an existing retail space, including removal of 74,000 square feet of slab-on-grade concrete and roughly 750 cubic yards of dirt and rock.
Midway through the job, site conditions required that no construction activity be visible from outside the building. Tiny's crews adapted by saw cutting the slab into small, manageable sections that could be hauled out one dumpster at a time through the loading dock, later shifting to overnight truck loading once an interior access point was created. Saw cutting on the building's east side was scheduled around neighboring retail hours, and hammering was restricted to overnight windows to keep noise impacts to a minimum.
The scope grew to include demolition of an existing elevator cab, selective slab removal, and excavation for a new elevator pit. To protect surrounding structural elements, the team installed a foundation bracket and 48 grout columns extending eight feet below the slab before excavating the confined pit area. Crews also took on trenching work to reduce trade congestion on site and removed an unexpected 150 cubic yards of rock without disrupting neighboring businesses.
The team logged 5,100 man-hours with zero incidents, hauling off 600 cubic yards of dirt and placing 750 cubic yards of #57 stone, delivering a fully prepared site for the next phase of construction.
